Are you working with an agent? If yes, Seller will cover the buyer's agent commission up to 2.5% of the sales price. Buyers with an accepted offer on an available home at The Heights on Boulevard on or before September 30, 2026 receive a $10,000 incentive that can be applied however it helps them most: toward closing costs, a mortgage interest rate buydown, an appliance package, or a combination of the three. It is applied at closing, is not redeemable for cash, and is subject to lender approval. It is offered by the seller and is separate from the down payment assistance programs described below, which are administered by Invest Atlanta and other outside agencies.

What is it like living near the Atlanta BeltLine?

The Atlanta BeltLine is a 22-mile loop of former rail corridor being converted into multi-use trails, parks, and transit connecting more than 40 intown neighborhoods. Living near it means walkable access to green space, restaurants, and retail without depending on a car for every errand. The Heights on Boulevard sits in Boulevard Heights, roughly two blocks from the BeltLine's Southside Trail, which links the Grant Park, Chosewood Park, and Peoplestown areas toward Glenwood Park and the Eastside Trail.

What is the Atlanta BeltLine Mortgage Assistance Program?

Launched in July 2026 by Invest Atlanta and Atlanta BeltLine, Inc., it provides up to $20,000 in mortgage assistance to qualified homebuyers purchasing inside the BeltLine Tax Allocation District, or up to $30,000 for public sector employees and legacy residents. Funds can be applied to a down payment, closing costs, a permanent interest rate buydown, or a combination. The program is administered by Invest Atlanta, not by Justin Landis Group.

Do homes at The Heights on Boulevard qualify for BeltLine down payment assistance?

Yes. 1160 Boulevard SE falls inside the eligible BeltLine district, and the homes are priced below the program's $400,000 maximum loan amount — a threshold that rules out a large share of new construction along the BeltLine. Individual buyer eligibility still depends on income, credit, household size, and available program funding, all determined by Invest Atlanta and its participating lenders.
